Village DistrictCloseVillage District Apartments are a large multifamily residential complex with a large parking garage. The 4/5 story 398,589 sf gross building area has a 6 level 215,783 sf parking garage containing 636 spaces and 37 balconies totaling 18,191 sf. SKA performed the following: design review building envelope, construction observation and water testing. Design review of building envelope consisted of; review of plans, sections, details, and specifications provided by the Architect pertaining to the building envelope (including brick veneer, stucco, cast stone accents, siding, punch windows, sliding glass doors and storefront windows, balcony waterproofing, and low slope roof system); review of current code, regulations and best practices of the proposed building envelope systems; review of mock-ups; and review of submittals. The scope of the project involved construction observation to review the following: installation of the below grade waterproofing; installation of primary air/weather/vapor barrier system; installation of brick veneer; installation of stucco; installation of windows and doors; and provided field reports summarizing progress of construction. Water testing involved randomly selected windows and doors per ASTM E1105 and storefronts per AAMA 501.2. |
