Mira Vista CondosJames Island, SCCloseSKA completed field water spray testing of the selected in-situ window and door units at Mira Vista Condominiums in Charleston, South Carolina. The purpose of the project was to determine the water resistance performance of the windows and doors and their surrounds, and some paths of water intrusion. The majority of the atrium manufactured window units at Mira Vista did not meet the required minimum 1997 Standard Building Code requirements, both for the code required minimum specification performance ratings, and the proper installation fastening at the time of their original installation. For several of the window units tested, the window units were not properly fastened to the window openings, and the preparation of the rough framed window openings were not properly flashed. SKA conducted wind load calculations based on the requirements in the 1997 Standard Building Code. In the report, SKA states that all windows and window combinations on site should meet the minimum code required design pressure specified in the Project Manual. |
