SKA conducted an investigation of the six building facades at this condominium complex to determine the root causes of water intrusion into the exterior building walls. The project scope involved conducting a visual survey of the building’s roof and exterior wall surfaces, a flood test of a small porch roof, non-pressurized field water spray tests on two buildings, and a non-destructive testing moisture survey of the accessible interior unit wall surfaces for the six buildings. SKA’s investigation also determined the root cause of water damage to the exterior wood handrail systems installed on the porches, balconies and rear exterior stairwells. SKA prepared remedial specifications and drawings to halt the water intrusion associated with the facade and roof systems, and to repair the wood handrails at six buildings and provided mediation consultation services.
