Winston-Salem State University 3 Dorm Condition AssessmentWinston-Salem, North CarolinaCloseAt the request of Winston-Salem State University, SKA performed and completed a Property Condition Assessment (PCA) for three student housing complexes referenced as Gleason-Hairston, Rams Commons, and Foundation Heights. The housing complexes included seven (7) buildings totaling approximately 318,000 sf of floor space. The report summarized observations, discoveries, comments, recommendations and opinions of probable cost for repairs/replacement of building components/systems. Our site investigation visits were conducted by a team of engineers from SKA, representing the various disciplines related to the scope of services. The final report summarized our observations, discoveries, comments, recommendations and opinions of probable cost for repairs/replacement of building components/systems. The scope assessment was based on limited visual review/observations that include the following items: (1) site improvements, landscaping, curb and gutter, pavements, site retaining structures; (2) foundations, building frame, building interiors, window-wall and storefronts, and general assessment of interior finishes; (3) roofing, flashings, fascia, gutters, downspouts and equipment penetration flashings; (4) mechanical units; (5) electrical services, panel configuration and secondary lighting; (6) plumbing in restrooms, floor drainage structures, roof drainage systems; and (7) life safety/fire protection. |
