Shipyard Village was the first community constructed on the oceanfront in the Litchfield by the Sea and is located in picturesque Pawleys Island, South Carolina, consisting of two oceanfront, five-story, v-shaped buildings (Shipyard Village A and Shipyard Village B). Featuring single-level, three bedroom, two bath condominium rentals, each unit boasts 1,645 square feet of luxury with floor to ceiling windows and views of the ocean. Each floor has two elevators in service, and the property features a pool, hot tub, and cabana.

Due to the location of this resort-style property in a highly corrosive atmosphere, the properties exhibited signs of corrosion and water intrusion. SKA employed a diversity of repair techniques and preservation strategies to address variable distress and deterioration conditions observed throughout the buildings. Both buildings received extensive repairs that included complete replacement of precast hollow core concrete balcony slabs and a portion of the precast hollow core walkway slabs with lightweight high-performance concrete, concrete spall repairs, installation of a thermal arc spray cathodic protection system on structural slabs to remain, replacement of all windows and sliding glass doors, new rails, and new waterproofing systems for all balconies and walkways. Extensive construction observations and testing were performed throughout the construction of the repairs.
